Properties of Mammoth Mid-Year Review, Long Term Market Trends & Very Special Luxury Best Buy

The market is trending upwards at the rate of 1% per month in 2015 YTD. Current median sales prices are 33% below peak market prices from 2006.

We are seeing a steady increase in inventory in all categories: homes, condos and vacant lots. Sales volumes are steady. These inventory levels haven’t been seen since 2006.

For Sellers: Keep an eye on sales prices when listing. Listing too high may delay your sale. The median days on market to sell is 100 days. If you home doesn’t sell in close to that timeframe, you need to consider a different marketing plan or different pricing.

For Buyers: There are many properties to choose from currently. Having a good idea of your goals is key to finding the right property at the right price.
